We are pleased to announce that conveyancing is moving again. On the 12th May 2020, the Government announced that the COVID-19 lockdown restrictions would no longer apply to the process of moving house from Wednesday 13th May 2020. Our conveyancing team has been working extremely hard throughout the lockdown period, progressing cases for clients to ensure that there would be no delays when this time came. The plans to kick-start the property market will allow people to continue moving homes, and we are delighted to be able to assist our clients again.
The Housing Secretary, Robert Jenrick, has announced new guidelines to kick-start the property market with immediate effect, including safety measures to allow people to move home safely. The guidelines cover every aspect of the sales and lettings process, from viewings to removals.
Over 450,000 peoples’ plans to move home have been affected by the lockdown since March when it was first implemented. The new guidelines will allow for the continuation of this process as long as social distancing is maintained. Both buyers and renters are now able to complete purchases and view properties in person, however online viewings are advised. Estate agents and removal firms can also return to work.
It is imperative that guidance provided by Public Health England is followed. For example, anyone who has been asked to self-isolate should continue to do so and the home move process should not go ahead in these circumstances.
In addition to the 450,000 people affected, an estimated 300,000 tenancies are due for renewal every month and experts predict the market to be worth £82 million. These new plans to kick-start the property market build on action from the Government to support the economy during the pandemic.
New Measures to Unlock the Construction Industry
Further to the new guidelines for the residential property market, the Housing Secretary announced a series of measures to help unlock the construction industry, with the aim of encouraging and supporting the build of more homes. Amongst the new measures are:
- Builders can now agree more flexible working hours with local councils such as staggering arrival times to ease pressure on public transport and reducing the risk of transmission
- Local councils and developers can now publicise planning applications digitally through social media, instead of using posters and leaflets
- Enhanced support for smaller developers, allowing them to defer payments to local councils. This helps to assist those with cash flow problems while ensuring that local communities continue to receive sufficient infrastructure funding in the long term
A ‘safe working charter’ has also been launched by the Government and Home Builders Federation, to allow for home builders to return to work safely.
