When it comes to remortgaging a property, the title to a property needs to be investigated to the same standard as a property purchase. This involves a conveyancer or solicitor checking the title deeds to the property and the property being valued. Depending on the requirements set by your lender, it may also mean that some searches have to be carried out.

In a remortgage process, most lenders will accept a search indemnity policy which can greatly reduce the time and costs involved with completing the searches. Typically, full searches on a property can cost approximately £250 whereas, a search indemnity policy can be provided for roughly £30 depending on the property’s value and the lender’s requirements.
