What is conveyancing?

Conveyancing is the legal transfer of a property from one owner to another and leasing or mortgaging a property. During the process a conveyancer completes a number of key stages to ensure the property is ready to exchange contracts and complete the transaction. They also aim to ensure all third parties, e.g. mortgage lenders and estate agents, are up to date to avoid unnecessary delays.

It can also encompass mortgaging or remortgaging a property, the transfer of land or rights to land, and the grant or transfer of a lease.

Conveyancing fees explained

Our conveyancing solicitors and legal experts will provide you with a full quote before any work is carried out on your sale or purchase.

Fees cover the cost of the work of your conveyancers and any additions required to pay will be explained such as searches, mortgage fees depending on type of ownership such as a new build, help to buy or leasehold property.

Our conveyancing fees – selling a property

Costs included in selling a property are our conveyancing costs for your conveyancer to handle the sale. You will need to pay estate agent fees, if selling through an agent. There may also be extra costs to third parties (disbursements) and these vary depending on the transaction.

Our conveyancing fees for the sale of a property are listed below. Please note these are minimum fees and may be adjusted depending on who is handling your case and area.

If your property sale is over £1,000,000, please contact us for a tailored quote.

If you have a mortgage or other charge to redeem we will charge £100 plus VAT to our fees. We will also charge an additional money transfer fee dependent on the lenders requirements.

Our conveyancing fees – buying a property

Costs included in purchasing a property are our conveyancing costs for your conveyancer to handle the purchase. There may also be extra costs to third parties (disbursements) and these vary depending on the transaction.

Our conveyancing fees are listed below. Please note these are minimum fees and may be adjusted depending on who is handling your case.

If your property purchase is over £1,000,000, please contact us for a tailored quote.

If you are having a mortgage or any other financial agreement an additional £150 plus VAT will be added.

You will also need to pay the final purchase price and stamp duty. Stamp duty land tax can be calculated here: Stamp Duty Land Tax Calculator.

Disbursement when buying a property could include:

  • Anti-money laundering checks from £25
  • HM land registry fee
  • Search fees, such as title register search, local authority search, environmental search, water search, bankruptcy search from £350
  • Additional costs for shared ownership/leasehold properties around £150
